How does the secure portal work?

DK: The portal allows you to complete your loan application by answering questions about your personal information, such as your name, nationality, passport details, etc. Once you fill out the form, you will be asked to provide documents like your passport and bank statements. After submitting these, you can receive a pre-approval within 24 hours​.

What are some of the key trends you’d expect to see in the U.S. property market in 2025?

DK: The trends in 2025 are expected to involve increased rental yields as homeownership becomes more difficult due to high prices. There is also a focus on the CHIPS Act, which is driving job growth in certain states​.

What do you think? Under Trump’s administration would interest rates come down soon and by a lot?

RC: Interest rates may come down eventually as a way to reduce fiscal deficits, but not in the immediate future. Trump’s administration may influence this through fiscal strategies like negotiating with other countries​.

Can I complete the entire mortgage process while abroad? Or do I have to go to the U.S.?

RC: Yes, you can complete the entire process abroad. You can sign documents via a local notary (if your country is part of the Hague Convention) or use a U.S. embassy or consulate​.

Any tax advantages for foreign investors in U.S. real estate?

RC: Foreign investors enjoy the same tax advantages as U.S. citizens, including deductions for property-related expenses. There is no stamp duty, and tax rates are based on the property value​.

Can your firm fund distressed properties and renovation costs?

RC: We can finance distressed properties as long as they are in livable condition. However, auction purchases typically require cash since the loan process takes 30-45 days​.

Any thoughts? Which U.S. cities are best for property investment this year? Based on Yields, Capital Appreciation?

DK: The best cities for investment are those benefiting from the CHIPS Act and job growth, such as parts of Arizona, Texas, Ohio, and New York​.
